Arapahoe Acres neighborhood in Englewood is a stunning tribute to Modern Design, the vision of developer Edward Hawkins and architect collaborator Eugene Sternberg. Both men were concerned with building quality homes and natural land use, although Sternberg placed an additional emphasis on affordability that Hawkins ultimately did not share. Their collaboration in this neighborhood is truly a statement on design at the time, and today remains a snapshot of the some of the era's most intriguing ideas.
The neighborhoods feature examples of International Style and Frank Lloyd Wright's influential Usonian design married with rolling lots and curving streets, with angular homes built of concrete, glass, aluminum, wood, stone and the occasional experimental material set into the natural landscape. Many homes were designed to take advantage of sunlight, or a particular slope.
Several of these homes have been catalogued at the Arapahoe Acres Historic District website and a great deal of information is avaliable about the design as well as the principal developer and architects. Many residents purchased here because of their appreciation of design and this has contributed greatly, along with zoning, to the continuity of the neighborhood. Most additions and renovations are sensitive to the aesthetic that brought this development into being.
Arapahoe Acres is the only post-World War II neighborhood to enjoy a spot on National Register of Historic Places. Prices in this neighborhood are appreciating by about 10% per year, more than double the average of most Denver Metro area homes last year.
