This Market Report provides the latest data available to the neighborhoods mapped above, which "feed" in the Eldorado Elementary school. There is more than one price point in this area and all markets performed well in 2006.

Speaking to the desirability of this area, homes in these neighborhoods sold quickly vis a vis Denver Metro days on market figures and values continue to rise and though the pace of both of these numbers has slowed very slightly.

The strength of these neighborhoods lie in an excellent school district, fantastic parks and recreation opportunities, close proximity to commutes, and the relative affordability of homes here. One does not have to earn a lot more than the Denver Metro average wage in order purchase a home in this area and the homes are located near more expensive properties, making them a relatively good value.

The best news is that I found this neighborhood to be among the lowest number of foreclosures in Highlands Ranch (percentage-wise), so home prices are not greatly affected by this trend in Denver Metro real estate. This trend is rooted in risky loans and lending to risky borrowers and foreclosures do impact home sale prices and appraisal values. However, stay tuned and expect to see this trend pop up in the area as Adjustable Rate Mortgages hit a maturation point, triggering an increase in mortgage payment cost, sometimes beyond the financial reach of the household. Last, predicted interest rate increases may occur and have a downward effect on home prices.

2007, particularly in the first half will be a great time to buy and sell here and this neighborhood is expected to remain strong: it will remain an affordable, excellent location and will continue to be one of the Denver Metro area's best places to live. 5. Get in the habit of getting rid of clutter. Get rid of things that just take up space (making your home look smaller), un-stuff overstuffed closets, get rid of storage, find a place for everything you use and get rid of the items you do not use. This report covers the latest data available to the neighborhoods feeding to Eldorado Elementary where there are essentially two points, both of which are doing exceptionally well in this market.

Homes here are selling, on average in half the time of other Denver metro area homes and homeowners here should congratulate themselves! You would need to move to a fix-n-flip neighborhood in Denver such as Wash Park to enjoy a higher market appreciation rate than what you have here on your street. Owners here are selling and making money and buyers here are getting great value.
